Northgate Development Update

A second phase of construction projects in College Station’s Northgate District was summarized during the city council’s April 26th meeting.

Director of Planning and Development Bob Cowell says the area bordered by Texas Avenue, Wellborn Road, University Drive, and the Bryan city limits had its first generation of growth in 2009 following infrastructure improvements including street replacements, new water lines, the Promenade, and the parking garage.

Cowell says between July 2009 and 2011, investments totaling $50 million dollars generated 2,300 new residents and 27 bars and restaurants.

Cowell says building space that was being sold in 2009 at $20-25 per square foot is now going for $30 to $35 and in some cases, over $40 per square foot.

Cowell says future projects valued at $240 million dollars, when completed, will bring 3,000 more residents to Northgate and create 90,000 square feet of new non-residential space.

Four of the five major developments are all private.  Cowell says the fifth is a joint effort with a private entity and the A&M System which the city is monitoring.

Cowell says other activity includes taking down the former Deluxe Diner building and construction of a Chimy’s restaurant and demolishing old apartments along College Main and replacing them with new 12 to 15 unit apartment buildings.

The end result, says Cowell, is increased pressure on city services.  He pointed out in particular more treatment of wastewater and sooner than expected.
