170 new homes in south College Station is the result of rezoning at the last city council meeting.
The area is between Castlegate II and Sweetwater Forest, along what will become an extended Victoria Road to Greens Prairie Road.
The 4-2 vote followed more than one hour of discussion by the council, staff, and ten public speakers.
Lot sizes on the 63 acre parcel will become smaller from the former estate home designation, something supported by real estate broker and homebuilder Kyle Grant.
Opponents came from neighbors in Castlegate II, Sweetwater Forest, and bordering property owners in Wellborn that included Jane Cohen.
Shane Lechler, whose home in Castlegate II borders the new development, says it’s clearly a case of spot rezoning where developers are cramming more homes in a rural setting that will result in more traffic problems.
Councilman John Nichols, who made the motion approving the zoning change, says the city is making multiple traffic improvements in the next six to 12 months.
Nichols also noted the area will provide a transition of larger lots to the west in Sweetwater Forest and smaller parcels to the east in Castlegate II.
Voting with Nichols were Nancy Berry, Blanche Brick, and James Benham. Voting no were Karl Mooney and Steve Aldrich. Julie Schultz was not at the meeting.
