Details Announced of ATLAS Biocorridor Development

The first and only master planned community in Texas designed for biotech and pharmaceutical companies will be located on the west side of Bryan and College Station.

The group that owns The Traditions Club has announced development plans for 1,000 acres to the south of the golf course and the Texas A&M Health Science Center.

A principal of the ATLAS-Traditions group, Spencer Clements, says there is also a lifestyle component for those who will be working in the bio-corridor. That includes a lake, parks, a trail system, and a town center that will have retail stores, restaurants, and a hotel with a conference center.

ATLAS already has three companies in various stages of construction.

Texas A&M is under construction on the first component of the newly formed Center for Innovation in Advanced Development and Manufacturing (CIADM). This first element is a $91 million facility to be operated by KALON Biotherapeutics that will manufacture a Glaxo Smith Kline product and provide a national response capability in the event of a man-made or natural pandemic.

The CIADM is situated near Caliber Biotherapeutics, the world’s largest plant-based vaccine manufacturing facility.

Also under construction is the global headquarters for Woodbolt International, the maker of Cellucor nutrition products.

ATLAS is the first and only master planned community in Texas designed for companies engaged in the manufacturing of biologics and pharmaceuticals.

An extension of the famed Traditions Club and Community, Atlas is located adjacent to the Texas A&M Health Science Center campus and less than two miles from the main campus of Texas A&M University, ATLAS offers a prime location for a planned community with an amenity-rich lifestyle, employment opportunities and unparalleled access to world-class researchers and students. ATLAS provides the ideal collaborative atmosphere companies need to attract and retain this world-class talent.

The rationale for the master planned, mixed use community is to provide a vibrant, walkable lifestyle for the people working in the labs and offices of the biotech and pharmaceutical companies that are relocating to Bryan and College Station, Texas.

Other partners have already found ATLAS attractive.

This national asset is situated near Caliber Biotherapeutics, the world’s largest plant-based vaccine manufacturing facility. Also under construction is the global headquarters for Woodbolt International, the maker of Cellucor nutrition products.

An important part of a vibrant experience within ATLAS will be the focus on wellness with an extensive trail system throughout the community as well as a thriving ATLAS town center where residents and guests will be able to walk to Lake Atlas and enjoy the inviting green space along its bank. A boutique hotel and retail are in planning along with waterfront restaurants, a live music venue and additional dining experiences. Atlas town center is being designed by TBG Partners, award winning land planning team whose long list of recognizable projects includes Market Street in The Woodlands, Texas. ATLAS also has direct access to Easterwood Airport and the many amenities of Traditions Club, which features a Nicklaus designed golf course and is home to the Texas A&M golf teams.

“ATLAS is the culmination of several years of effort and planning by a diverse group of wonderful people in Bryan / College Station. We are fortunate to be the stewards of 1,000 acres of beautiful land that is virtually surrounded by Texas A&M University. When researching the highest and best use for this parcel of land, we realized that quality of life was what was most important to the greatest minds in the research and development of biotech and pharmaceutical solutions. We are developing ATLAS specifically for life-science manufacturers who want to position their companies and people in a truly integrated community where it’s possible to work, collaborate, live and recreate, all at the epicenter of the region’s burgeoning One Health Plus Biocorridor,” Spencer Clements, Principal, Traditions Acquisition Partnership, developer of Atlas and The Traditions Club and Community.

“This is the kind of announcement we’ve come to expect from perhaps the most-exciting area within our fast-growing community,” College Station Mayor, Nancy Berry said.

“To successfully attract additional biotech industry, our quality of life amenities have to be competitive. Our two cities clearly remain committed to that endeavor.”

“Today’s announcement by Traditions Club and Community about the new ATLAS master planned community is another major step in moving Bryan forward. As Traditions and the biocorridor grow and develop, Bryan-College Station and this entire region of the State of Texas will benefit also. To see Bryan-College Station and the Research Valley become the new biotech development area of choice is truly exciting.

This master planned community will add value and amenities to support this continued growth. I am excited about the continued growth and development of the west side of Bryan and proud of all our public and private partnerships that have made this possible,” says Bryan, Texas Mayor, Jason Bienski.

“The Atlas announcement represents another brilliant step in accomplishing the Biocorridor vision. We are honored to work day in and day out with a development partner that desires to compete with us on the global playing field. I know Atlas will be world-class.” stated Todd E. McDaniel, President & CEO, The Research Valley Partnership, Inc.
